My Favorite Coffee House
When we’re not practicing real estate, we’re drinking coffee- true story. Many people move to Austin assuming that the only coffee is from the most visible presence in any American city- Starbucks. This is just not so, there are many wonderful independent coffee houses in Austin and we’ll highlight our favorites over the coming weeks.
So although we like Starbucks, we will always prefer to visit local coffee houses and our favorite is the Spider House located just north of campus. When I got married, we most sincerely considered being the first wedding at Spider House (although we went traditional). I spent a lot of time there during high school and then it was my favorite study spot during college. Where else can you get a cold IBC Root Beer, a coffee or a beer from 7am-2am and sit outside on grandma-style hipster chairs all day while listening to indie music?? Here is why we love Spider House via pictures:

Austin-San Antonio Commuter Rail?

According to the Austin American Statesman,
“Building a 145-mile-long freight rail bypass around Austin and San Antonio at a cost of $2.4 billion, making commuter rail possible between the cities, would generate about $1.4 billion in public benefits over 20 years, a study to be released today says. That $2.4 billion, however, does not include the estimated $600 million cost of building passenger rail between Austin and San Antonio, or the $41 million annual operating costs estimated by the agency charged with running such a line. And at this point, no matter the public benefit, it remains unclear how either the state or Central Texas governments will raise the money for the freight line bypass or the commuter line.
This would have a negative impact on our city financially if we are stuck paying for it (which probably won’t fly after the Tollway debacle) but could positively impact our economy and where we will see more subdivisions pop up. Bridging the gap between San Antonio and Austin has been coming for years, just drive down IH-35 to see the massive growth between our cities, but we’ll see if the State sees a need to inject itself into the natural progression of growth.
Austin Named 2nd Best Homebuying City in US

According to Forbes Magazine, Austin ranks second nationally in the Ten Best Cities to Buy a Home while fellow Texas cities Houston ranked first, San Antonio fifth and Dallas sixth.
Forbes examined the country’s 40 largest metropolitan areas, culling vacancy and home price information from the U.S. Census Bureau and the National Association of Realtors.
It’s no surprise to us on the ground that Austin’s so hot for homebuying and in the midst of continuing bad news nationally, the scene on the homefront is looking great!
Wind Power- a New Texas Reality?

According to the Fort Worth Star-Telegram:
The state’s Public Utility Commission yesterday put Texas on course to spend $4.8 billion on power lines needed to carry electricity from wind farms in the Panhandle and High Plains to the state’s urban centers.
Getting wind power from turbines to consumers has been problematic because of insufficient transmission lines running from the remote wind farms. The project would allow hundreds and possibly thousands of miles of power lines to be added. However, officials say it would be at least five years before the lines would be ready to handle electricity.
The costs would be covered by customers served by ERCOT, the Texas power-grid operator. Customers would pay an estimated $4 monthly fee for several years.
Texas leads the nation in wind-energy production, and the utility commission’s move, which still faces one more procedural hurdle, would put the state’s output ahead of the combined production of the other 14 states producing wind energy.
I’m still curious about the wind farm projects on the Texas coastline- we all see the massive turbine propelors on big rigs rolling down IH-35 and when we visited Corpus Christi last week, we saw the raw parts taking up city blocks, simply waiting to be installed. I don’t know anything about this project but heard it was held up by the State which wasn’t approving the wind farms due to the environmental impact.
Whether it’s true or not, it seems that with the northwestern and southeasternmost parts of Texas being fueled by wind power, our entire state should have great alternative energy coverage sooner than later. I don’t personally mind an additional few bucks on my bill if it means alleviating fuel consumption, how about you??

Waiting for Bats
Austin is famous for the largest bat colony in America (perhaps the world?) that comes out to feed every night from under Congress bridge, filling the sky with a cloud of zippy black bird-looking bats. Sitting below in the Austin American-Statesman lawn or up above the bridge on the sidewalk, it’s a lot of fun to take the kiddos to see the mass exodus for nightly feedings.

A Night on the Town

Austin is a fun place to live and there is so much to do… there is so much more to buying a home and selecting an area of town you want to settle down in than the interior of a single home. Austin is chock full of hot restaurants and entertainment, and here are some shots of what we did tonight:
Hut’s Hamburgers
Hut’s Hamburgers has been famous for Austin’s best burgers for many years. My grandparents used to enjoy Hut’s and it’s still one of my father’s favorite restaurant as it is ours. Not only does it have a lot of great memories attached to it, they offer a bajillion types are of burgers. Would it be un-kosher to order chicken fried steak? I almost did!

It took a long time for us (well, me) to decide on what to order, but here’s what we settled on… it looks super gross but it is SO good and the burgers are still ridiculously inexpensive!

Oooh, we snagged a shot of some of Hut’s vintage signage. I love how fun their ads were, even back then!

There is a lot to do pretty much within arm’s reach of Hut’s, and by do, I mean eat (which is pretty much my favorite thing to do)… here are a few:


Next Up: Whole Food’s
Downtown, Whole Foods continues to sucker us in. Their outdoor nursery is gorgeous and the vignettes inside the market with extremely artistic displays and products that seem unreal in how creatively they are presented. If you haven’t been, just go- you won’t regret it! We love enjoying walking with our mini-basket up and down every aisle discovering new products!


Around Whole Foods
Whole Foods is smack dab in the middle of one of the most quickly growing blocks of the city. Cranes are abundant as are cool bars, restaurants and businesses, check it out:

GSD&M Idea City is home of some of the brightest marketing minds in the world. And even if it wasn’t, their building is really sexy. I hear that the interior is even more impressive; I’ll have to sneak in sometime…

Book People, across from Whole Foods is one of the nation’s largest independent booksellers. There are frequently readings, author book signings, music and events here to entertain one and all (and if you end up there in between functions, there are a trillion nooks and crannies to discover here)!

Even the back of Anthropologie’s retail store is gorgeous. Attached to Book People, this clothier is one of Austin’s newer additions (with one at Hill Country Galleria also).

Below is my terrible shot of The Tiniest Bar in Texas. It’s literally just that tiny green shack where you get your beer and then head out to that patio. Tonight, a great Cory Morrow-sounding guitarist was groovin’ on the outdoor patio. On Friday nights, this place gets packed and people end up in the street because there are only so many places to stand!

Caddy corner to Whole Foods, this among other condo high rises are popping up. It will be nice for the new residents here to be so close to the bar and shopping action!

You’re welcome to join us next time we zip around town! Burgers, organic groceries, lollygaggin’ (yeah, that’s a word) around the city and of course drinking at least ONE Starbuck’s drink. Gotta love Austin!

What ARE those things?

One of the most common questions Austinites get from people moving here are, “what are those things?” as the less-than-shy black birds swarm anywhere serving Mexican food on a patio or offering power lines outside a mall. “What ARE you?” people from outside of Austin shout at the sky. Never fear- despite what locals may tell you (they’re mythical creatures that grant wishes or that they are rats with wings), they are just the common grackle bird, related to the crow.
Grackles are harmless and friendly and they really just want your snacks. So, make a friend and feed a bird- we promise that there are a thousand of their friends hiding in wait, just hoping you’ll be the sucker who throws them a tortilla chip. Can you say grackle party??

Twin Creeks’ Best Kept Secret [Rentals!]

Austin Named Fastest Growing City in America

Attention investors, buyers and sellers- Austin is in the spotlight today! Forbes named Austin the #1 Fastest Growing Large Metro in America. The total GMP growth projected for 2007-2012 at 32.05%- nearly TEN PERCENT HIGHER than the #2 Fastest Growing! No city even cut a close second to the explosive growth of Austin!
According to Forbes:
The self-proclaimed “Live Music Capital of the World” is booming, thanks in large part to Austin’s high-tech industry (key employers include Dell, IBM and Apple) and the University of Texas, which provides the area with a steady stream of engineering talent. In addition to music, the city also has a thriving film industry. Its projected gross domestic product growth by 2012 is second only to Mobile, Ala., and first among the largest 100 metro areas in the country. Metro area Austin’s population is expected to grow nearly 15% by 2012.
This is great news as the economic indicators look great for Austin- we expect many more to relocate to Austin for countless reasons we’ve previously highlighted and are already flooded with investors taking advantage of lowered interest rates. Where do you fit in to the growth of Austin?

Austin Is The Place To Live- Shopping Showcase

Shopping for real estate in Austin isn’t the only thing that’s hot here, Austin is famous for the amazingly diverse shopping options! Travel + Leisure magazine rated Austin the #4 best city for Vintage shopping- we suggest the SoCo district or the north and south ends of The Drag for the best vintage shopping. LA isnt’ where it’s happening, y’all!
Austin also ranks in the Top 25 for the following:
1. Antinque shopping- many of the suburbs offer amazing, hidden antique shops worth the weekend drive!
2. Shoe shopping- although it’s a chain store, I looove shopping for shoes at Nordstrom’s. For people who aren’t in their 20s and can’t wear 6″ wedge heels, Karavel shoes offers great comfort shoes that are actually in style.
3. Home design- there are endless home design stores in Austin and we love shopping, especially around the downtown Whole Foods area.
4. Luxury boutiques- you have to visit Davenport Village if you don’t want to show up at the party in the same dress she’s wearing!
5. Flea markets- I’ve heard they’re all over. Do you know of a good one? Let us know!

Williamson County “Top 10 Best Districts for the Buck”

Williamson County Schools Rank Highly
Forbes magazine studied school districts by county in every single county in America. Not only did Williamson county stand outin Texas, it was among the Top 10 Best in the Nation! Williamson county comprises of Cedar Park, Leander, Round Rock and Georgetown, all suburbs just north of the Austin metropolitan area where Forbes has affirmed what we already know- the education system here is unparalleled and is a great deal for the money.
According to Forbes:
With property taxes rising across the country, we took a look at per-pupil spending in public schools and weighed it against student performance–college entrance exam scores (SAT or ACT, depending on which is more common in the state), exam participation rates and graduation rates.
For those who don’t live here yet, Texas is a property tax state which is how our schools are funded (well, we also have the lotto, but that’s another article for another day). While tax rates vary, Williamson county enjoys a relatively low tax rate and is growing rapidly. There are new homes being built every day ranging from DR Horton’s garden homes to custom golf course mansions in Williamson county. That means that whether you’re buying your first home or you’re upgrading to a new home, the school districts are a bargain, even stacked up against every county in the nation!

According to Business Week, Austin real estate is the best bargain in America. Who does this matter to?
Austinites
Good news Austinites- Austin’s real estate values have consistently beaten the doom and gloom national forecasts. Our diverse job market, our progressive economic development devision and our endless natural attractions create a desireable location for those relocating. Many people that relocate from Austin move to another part of Austin, so our city retains a massive portion of our residents.
Investors
National investors have been eyeballing Austin for years and those who have not yet seen the benefit of what a bargain real estate is here are flocking. Once upon a time, I hated the idea of California money funnelling into Austin, but with the tightening in the lending industry, the people who no longer qualify to buy a home still deserve to rent a beautiful property (sidenote: do-it-yourself investors smell the deals here and pump money in without any sort of plan, but with guidance, those same investors will very nicely cushion their long term results).
Job Seekers
Austin continues to have impressive job growth and when people face the choice between a snowy climate, an astronomically priced housing market or (say it with me now) Austin, the choice is easy. Natural beauty, great deals, steady value increases and unparalleled social life make the choice for most transfers.
So, if you live here already or plan on moving, real estate here is an awesome value- congrats, Austin!

Some of the best food can be found in a jumpin’ hole-in-the-wall, the coolest little club is on 3rd street, not 6th, the hip poetry slam is at a non-Starbuck’s and our underground arts scene is gaining fame. Does it become over-ground once people know about it? It gets hot in the summers but only enough to inspire lake living, not enough to melt your skin off. It gets cool in the winter but only enough to inspire use of your fireplace, not enough to get hypothermia. I have to tell those of you who aren’t living here yet that I’m wearing shorts today. Yes SHORTS- it’s in the 70s, sunny and perfectly breezy. It’s still fall here. So, if you aren’t here yet, get to packing!

We are so excited to introduce you to local photographer Dan Herron- his talent is unmatched and his eye for beauty in the Hill Country is amazing! We had the unique opportunity to interview Dan about his talents and his background so you can get to know him, so let’s get started:
What kind of photography do you specialize in?
I dabble in a little bit of everything, but my favorite subject would be landscape photography and portraits, trying to document an appealing scene in time or capture somebody’s soul on film.
Professionally, I work as photographer for an oil-field technology company and travel the world shooting our products.
How did you get started in photography?
I don’t know, I’ve always had a camera around my neck. I worked on the yearbook staff in high school. I think that’s where I first learned about assignment shooting and enjoyed it.
Would you ever move from Austin? If so, where to? If not, what keeps you grounded here?
Sure I would. I grew up in Marble Falls and San Angelo so I would love to own a second get away, somewhere in the high country near Marble Falls, Kingsland, Burnet, Inks or Buchanan Lake, somewhere along the Highland Lakes among the vast scenic hill country.
What is your favorite subject matter?
Right now, I’m interested in panoramic landscapes; also, I love to shoot portraits. I’ve got a series of Austin panoramics I’ve shot that I hope to unveil next summer in a gallery showing.
How do you use social media to promote yourself?
Flickr is phenomenal tool for promotion. Also, Wordpress weblogs. There’s so many software products available right now for promotion it’s mind boggling to try and sort through. With a Mac and iLife software, you’ve got unlimited creative print, video and web potential to publicize.

Dan Herron is an award-winning still and video photographer, graphic designer, and film editor based in Austin, Texas. Raised in Marble Falls (Luckenbach on the weekends), Texas, Dan is innovative in his approach to creative marketing promotions utilizing photography and videography for clients in several industries.
Dan’s expertise ranges from specialty on-location shoots to highly energetic and vibrant studio shoots of beautiful people and products. Additionally, Dan breathes life into architectural and objects de art in any setting. Dan then utilizes his video production, motion graphics, and editing skills to package any ensemble his client can dream up.

Austin Is The Place To Live- Cleanliness Showcase

You’ve all heard the saying, “cleanliness is next to godliness,” right? We agree- who wants to live in a dirty, scummy, trashed out city? Not Austinites. We were recently named the 4th Cleanest City in America according to Travel & Leisure’s “America’s Favorite Cities 2007.” The Keep Austin Beautiful campaign is a locally funded program promoting environmental education and events. This program is a big part of what keeps our city among the cleanest!
So, thanks to all of you sanitation workers, street cleaners, recycling crews, private property maintainers, and especially those of you who are like us that pick up any random trash while on your daily walk.
Austin Is The Place To Live- Peace & Quiet Showcase

According to Travel & Leisure’s “America’s Favorite Cities 2007,” Austin made out like a bandit! One of the most important categories to me personally is the peace and quiet showcase. With so many parks, running trails, private hill top homes and a small town feel, Austin is one of the most peaceful places you can find. What’s different about Austin than most of the other cities listed is that even in our downtown areas we enjoy a peaceful environment, not just in our parks or suburbs. How did we rank nationally?
